We strip the old timber fascia and replace with heavy-gauge uPVC – white, black, or anthracite grey to match your property. We also replace the felt support trays at the eaves to prevent the underlay from sagging into the gutter.

Gutter Cleaning
Gutters full of moss, leaves, silt, and the odd tennis ball? We clean them out properly – by hand, not just blasted with a pressure washer that pushes the muck further down the downpipe. We remove all debris, flush the system through, check that every downpipe is running clear, and inspect the gutters for any damage while we’re up there. We recommend a gutter clean every 12 to 18 months for most properties in the northwest – more often if you have overhanging trees.

Gutter Replacement
When gutters are beyond repair – rusted through, cracked along the length, or so many joints have failed that chasing leaks is a losing game – we replace them. We use heavy-gauge uPVC guttering as standard, which won’t rust, won’t warp, and handles Irish rainfall without complaint. For coastal properties within salt-spray range, we specify Heavy-duty uPVC. All new installs are fitted with correctly spaced brackets, and a fall that moves water to the downpipes fast.

Soffit Replacement
Damaged soffits let in birds, wasps, and damp air. We replace timber and uPVC soffits with new ventilated uPVC boards. Every soffit replacement includes an assessment of your roof-space ventilation – if your attic isn’t breathing properly, condensation builds up and timbers start to rot. We can retrofit additional soffit vents or tile vents to get the airflow right.

There’s no one-size-fits-all price for roofline work – every property is different. Length of run, height, access difficulty, and the condition of the existing timber all affect the cost. But here’s a straight guide to help you budget before we come out for an inspection.
What Affects the Price?
Length of run
A three-bed semi has roughly 30 to 40 linear metres of guttering. A detached dormer bungalow can be double that. More metres equals more materials and more labour.
Access and height
A single-storey bungalow with safe ladder access is quick work. A three-storey gable end needing scaffolding or a cherry picker adds cost.
Condition of underlying timber
If fascia boards are rotten, we can’t fix gutters to them. The fascia has to be replaced first. We’ll always tell you if that’s the case when we inspect.
Material choice
Heavy-gauge uPVC as standard. Heavy-duty uPVC with added UV stabilisation for coastal and exposed properties. Cast-iron effect uPVC for period and conservation-sensitive properties.
Gutter profile
Standard half-round is the most common and most affordable. Deep-flow and ogee profiles cost more but handle higher water volumes – worth considering on large roof areas or valley sections.

How often should gutters be cleaned in Ireland?
For most properties in the west and northwest, every 12 to 18 months is about right. If you have large trees overhanging the roof, or your roof has a heavy moss build-up, you might need it annually. Gutters that aren’t cleaned regularly will block, overflow, and eventually damage the fascia and the walls. A gutter clean costs less than repairing the damage caused by not doing it.
What type of guttering do you install for Irish weather?
We install heavy-gauge uPVC guttering as standard. It handles the constant wet-dry cycle of Irish weather, won’t rust, won’t warp, and keeps its colour for years. For coastal properties within salt-spray range, we specify heavy-duty uPVC with additional UV stabilisation. We don’t push the cheapest thin-gauge material, the gutters we fit are built for Irish rain.
How do I know if my fascia boards need replacing?
Look for: paint flaking off in sheets, soft or spongy wood when pressed, visible cracks or splits, gutters pulling away from the board, or damp patches on the inside wall behind the fascia line. If you can push a screwdriver into the fascia wood easily, it’s rotten and needs replacing. We check this as standard on every inspection.
Can you replace just the fascia and soffit without touching the roof?
Yes. Fascia and soffit replacement is a standalone job – we don’t need to disturb the roof covering or tiles. We work from below the roofline using ladders, scaffolding, or a mobile tower. The only exception is if we find rotten rafter ends behind the fascia – in that case, a small section of the bottom row of tiles or slates may need lifting to access and repair the timber. We’ll always discuss this with you before proceeding.
Why are birds getting into my soffit, and can you stop them?
Birds, usually starlings or sparrows, get in through holes in timber soffits that have rotted, or through gaps where uPVC soffit boards have shifted or cracked. Once they’re in your roof space, they nest, leave droppings, and bring mites. We can replace the damaged soffit sections with new ventilated uPVC boards and fit discreet bird guards where needed. The repair stops the birds and restores proper ventilation to your attic – both equally important.
Do you offer gutter guard or leaf guard systems?
We can fit uPVC mesh gutter guards if you want them, but we’re honest about the limitations: no guard system eliminates the need for cleaning entirely – fine silt and moss fragments still get through and build up over time. What guards do well is keep out larger debris like leaves, twigs, and tennis balls, which means your gutters stay clear for longer between cleans. We’ll give you a straight recommendation based on your specific trees and roof, not just sell you something you don’t need.
How long does a full roofline replacement take?
For a typical three-bedroom semi-detached house, a full fascia, soffit, and guttering replacement takes 2 to 4 working days. A larger detached property might take 4 to 6 days. Weather is the main variable – we won’t work at height in high winds or heavy rain, for obvious safety reasons. We’ll give you a clear timeframe with your quote and keep you updated if weather causes any delay.
Are you insured and do you guarantee the work?
Yes, fully insured. All guttering, fascia, and soffit work comes with a workmanship guarantee. Material guarantees vary – uPVC guttering systems typically carry a 10 to 25 year manufacturer’s warranty, uPVC fascia and soffit boards 10 to 20 years depending on the system. We’ll explain exactly what applies to your job in the quote.

Do I need scaffolding for guttering or fascia work?
Not always, but sometimes yes. Single-storey work and most two-storey work can be done safely from ladders or a mobile scaffold tower. Three-storey properties, steep sites, or jobs where the roofline is difficult to access from below will usually need scaffolding or a cherry picker. Safety comes first – we’ll never cut corners on access. If scaffolding is needed, it’ll be itemised in your quote so there are no surprises.
